What makes the difference in whether your home sells or not? Surely, it needs to be priced right for your location. A hard-working knowledgeable realtor is also a big asset. One of the best ways to ensure that the buyers who are in the market consider your home is proper staging. This means making your home look its best to prospective buyers.Staging requires a decorator's eye with a salesperson's skill. It doesn't need to cost a lot of money, but some additions are quite worth a small investment. Plants arranged and positioned in strategic places is essential. Potpourri placed around the home will pleasantly engage the old factory senses. By addressing each of the sensory nerves, you allow the prospective buyer to see your home through their best window. Everyone receives input to the brain through their senses. Each individual will engage these senses to different degrees depending on their physical and genetic makeup. Be sure to touch them all.Soft music will create a mellow audio environment, which will create a calming effect. Arrange the furniture in such a way as to maximize the visual effect you want to promote. If it is a room for entertaining that you want to highlight, arrange the furniture to expose areas for people to gather with views. Open doors to patios and extend that feeling of openness. Outdoor views could encompass mountains, valleys, oceans, or nature. Indoor Views could be a large mural or special piece of art or a Fireplace. If weather permits, have a fire burning in the fireplace. Choose a Fireplace Screen to compliment your décor or to draw attention to the fireplace. This could be useful if you are trying to promote a sense of coziness in a room that otherwise may feel too small. If it is your patio or backyard that you feel should be the focus, light a fire in a patio fire pit. Schedule your showings in the late afternoon and evening as the sun is setting.Remember; touch all of the senses with your staging. Let the hearth make the sale!
